This seamless connection is exactly what Workroom intended—capturing Byron Bay’s relaxed, breezy atmosphere while maintaining an air of refinement. The home gracefully mirrors the evolving character of its surroundings—casual yet elegant, blending harmoniously with the landscape rather than overpowering it.

Workroom’s vision blends a sense of wonder with an acute awareness of detail, which has shaped Border Street’s deep connection to the natural beauty of its oceanfront location. The five-bedroom home embraces open-plan living, with a state-of-the-art kitchen featuring a striking Super White Dolomite island bench at its heart. The private main wing includes a dehumidified dressing room and a marble ensuite with heated floors. Separate guest accommodations and nanny quarters, each with their own entrances, add to the home's functionality. A media room with a sunroom offering stunning ocean views, a gym, and an observation deck with panoramic views of Byron Bay further enhance the home’s allure as a retreat for relaxation.

The design brief was clear: create a home that embodies the essence of a beach house. “Byron is a unique place—everything here feels laid-back, with no rush,” says John Bornas, creative director at Workroom. “The client wanted a home that captured this relaxed vibe while still offering a sense of refinement, with a strong connection to the environment—integrating with, rather than turning away from, its surroundings.”

“There were competing elements that we wanted to harness together,” says John. “On the one hand, the house had to be warm, familiar, textural, tactile and comfortable. On the other, maintenance in that environment is a big concern, so materials needed to be incredibly tough and resilient.”

The material palette played a crucial role in achieving both aesthetic and wellness goals. “We wanted to blend competing elements,” says John. “On one hand, the house needed to feel warm, familiar, textural, and comfortable. On the other hand, given the environment, durability was key, so the materials had to be tough and resilient.” The solution was a thoughtful mix of robust materials for longevity and softer ones for balance and well-being.

Porcelain sheets clad the entire house, both inside and out, providing a seamless, impermeable facade that withstands the harshest weather elements, ensuring the home remains a protective sanctuary. Complementing this, blackbutt batten ceilings by Mortlock Timber, vein-cut travertine, and timber finishes create a calming, natural atmosphere that promotes a sense of wellness. The timber, in particular, was chosen for its ability to age gracefully, reducing the need for maintenance while fostering a more organic, lived-in feel. “Timber allows the house to evolve with time, ensuring it doesn’t become sterile or stuck in a moment,” explains John. When designed with intention, a building’s aging process adds to its character, making it more appealing and harmonious with the well-being of those who live in it.
